There are so many things to watch out for and be careful of when you’re selling your home FSBO. If you’re about to sell your home FSBO, the only way to avoid making the mistakes is to know fact from fiction. Here are 5 of the most common myths in home selling:

       1.       I don’t need an appraiser. While real estate agents insist on an appraiser, FSBO sellers have the (fake) luxury of not hiring one. And that’s where all their home selling problems stem from. The thing is, you can’t just sell your house for the price you think your house is valued. The current market value of your house is beyond the price you paid for it plus all the repairs and all the things that came with it. And the only person who can give a pretty accurate and competitive real market value of the house is a professional real estate appraiser. Remember, the wrong price can either have you shortchanged on your house or get you stuck in the listings for being overpriced. Here are the common mistakes in home showing.

        2.       MY house needs all these upgrades. Not all upgrades mean anything. It may look good to you but it may look the complete opposite for the buyers. Ideally, if you want to sell your house fast, you keep the house looking neutral, like a blank canvas with room for the new owners’ creativity. Don’t waste money on things that do not translate to upgraded value anyway.

        3.       Curb appeal won’t matter. Curb appeal, my dear homeowners, will always matter. It makes the first of first impressions. If your front yard is filthy and unwelcoming, chances are, they’ve already judged the inside of the house even before they even got to see it. Curb appeal matters, and it matters a lot!

        4.       I have to wait until summer because there are more buyers by then. This was true at the time when people lived in the same house until they’re old and singles don’t buy a house until they’re getting married and having kids. The thing is, the real estate market has gotten more diversified than that. Singles buy their own houses, retirees move out of their family homes – and they are looking for houses any time of the year. You don’t have to wait and put out your house when everyone else did too!

        5.       Financing options don’t help sell your home. As a matter of fact, they do! IN a financial endeavor as big as a real estate purchase, every option matters and everything is taken into consideration. So think about offering to pay for closing costs among other financing and payment options for your buyers. This might help seal the deal more quickly for you!
